Nova Scotia Assessment Appeal FAQ
What is this, in plain English
You input your property address and basic property details. We return a PDF that tells you if the assessment looks high and what evidence to submit.
Is this a formal appraisal
No. It is an appeal support report designed for a PVSC assessment appeal. If you need financing, legal, or court purposes, you need a full appraisal.
Which package should I choose
Quick Check if you only want a fast answer on whether it is worth appealing. Full Evidence Package if you want a full grid and a document you can attach as evidence.
What do you need from me
Your Property Assessment Notice and any material facts that affect value, such as renovations, additions, condition issues, and anything that could make comparables misleading.
How fast do I get my report
Quick Check within 24 hours. Full Evidence Package within 48 hours.
Do you file the appeal for me
No. You submit the appeal to PVSC. We give you a clear checklist and a report you can attach.
Will this guarantee my assessment goes down
No. Nobody can guarantee that. What we guarantee is a clear report and a professional evidence package.
Can my assessment go up if I appeal
Yes, it can. If PVSC concludes the assessment is low, it can increase. That is why the Quick Check exists.
What are the most common reasons appeals succeed
Incorrect property data, assessment out of line with market evidence, and sometimes capped value or classification issues depending on the case.
What if my assessment is capped
Capped value can change whether an appeal is worth it because taxes are based on taxable value. We flag this and explain what it means in your report.
Will the report include comparable sales
Yes. Quick Check includes a small set with commentary. Full Evidence Package includes more, plus a full adjustment grid.
Will the report include an adjustment grid
Only in the Full Evidence Package. The Quick Check uses directional adjustments and simple rationale.
Can I order this for a property I do not own
Yes, if you can provide basic details and enough property info to complete the analysis. If you cannot, we may decline and refund.
What areas of Nova Scotia do you cover
All of Nova Scotia, as long as we can obtain enough market evidence for the property type and area.
What if I missed my deadline
If the deadline has passed, you may not be able to appeal for that tax year. We can still produce a report for planning, but it may not help for the current cycle.
What is your refund policy
Full refund if we miss the promised turnaround. Full refund if we cannot complete the report due to missing information.
How do you handle my documents and privacy
We use your documents only to complete the report. We store them securely and delete them after a defined period.
